Question: In our quiet Paradise Valley neighborhood, an elderly couple was murdered in their home several months ago. Our home is very close to their home. We want to sell our home now and our real-estate agent has given us a seller’s property disclosure form. Do we have to disclose this tragedy in the seller’s property disclosure form?

Answer: Probably. The general rule is that any material and adverse fact relating to the value of the home must be disclosed. In other words: If it is material, it must be disclosed; if it is not material, why not disclose it? Although most buyers would want to know that these murders had occurred in the neighborhood, very few buyers would not purchase a home for that reason. Note: An Arizona statute provides that a seller or a real estate agent are not required to disclose a murder that occurred in the home. The protection of this Arizona statue, however, is limited to a murder that occurred in the home, and does not apply to a murder that occurred in the neighborhood. A murder that recently occurred in the neighborhood generally is a material and adverse fact that should be disclosed.

your grandma. He only wore that scarf in the first video he made. I give him a beginners pass on that one. lol He is Asian he states [why the accent maybe?] Or perhaps, a speach impediment. I noticed he seems to say his "L"s as "r"s. He knows he has whatever it is because he jokes about us learning English if we don't understand him. Greast sense of humor.

I don't do facebook at all. When I first found MDS I read all posts about they used to take all the info from MDS posters and repost on their fb page with no credit or link back to MDS and they started blocking MDS members so I say "fuck them".
